Planning consent was granted by Westminster Council on 20th May 2005 for the demolition of the existing building and the construction of a new four storey building plus basement for use as offices on part basement, ground and first floors and residential on part basement, second and third floors. The scheme has been designed by Christian Garnett Partnership.

The offices are set out over part lower ground, ground and first floors, providing open plan space looking on to a courtyard at lower ground level. The entrance is separate to the residential access and is located to the western end of the development.
The residential element is accessed via a separate entrance to the eastern end of the scheme. There is lift access to the lower ground storage area and the six flats over second and third floors. The flats are all designed with balconies, both fronting Castlereagh street and facing into the rear courtyard. Two of the flats have roof terraces.

The configuration of the flats within the consented scheme provides 3 x one bedroom units, 2 x two bedroom units and 1x three bedroom unit.
